Gas Safe Certificates

If you're a landlord, it's your legal responsibility to ensure your tenants are safe – and that means having an annual Gas Safety Certificate by a gas safe registered engineer. The Gas Safety Regulations 1998 cover everything landlords are responsible for – here's a reminder:

• Maintenance: pipework, appliances and flues must be maintained in a safe condition.
• Gas safety checks: a 12 monthly gas safety check must be carried out on every gas appliance/flue.
• Record: a record of the annual gas safety check must be provided to your tenant within 28 days of the check being completed or to new tenants before they move in.
