Mr and Mrs P sold probate house in substantial need of renovation
Mr P approached Open Property Group after receiving a letter in relation to a probate house. The property was in substantial need of renovation and would only be saleable to a cash buyer whom were experienced in the purchase of unmodernised property. The property were empty for several years, and the estate did not have the financial means or enthusiasm to start a property project.
Open Property Group conducted an initial drive by inspection of the property which highlighted the condition. Immediate following the inspection, a cash offer was made in writing to the beneficiaries which would facilitate a fast and hassle free sale.
The estate applied for grant of representation from the probate office - and on receipt of the grant of probate the property was bought within days. The sellers legal fees were paid, and the transaction was concluded very quickly with a smooth process which assisted to alleviate the other stress and upset that the beneficiaries were dealing with.
